A Japanese housing firm has purchased controlling interest in a North Texas homebuilder.

It's just the latest in a series of investments in the Dallas-Fort Worth area by Japan-based firms.

Misawa Homes America Inc., the U.S. subsidiary of Misawa Homes Co. Ltd. of Japan, has signed an agreement to buy 51 percent of Southlake-based Impression Homes. Misawa said it also plans to purchase the rest of the company over time.

Independent builder Impression Homes plans to sell about 580 houses in more than two dozen U.S. communities this year. The builder has had about 40 percent growth in the last year.

"Looking forward, the Impression Homes team and I will continue to manage the business with the same values the company was built on," Bruce Heikkinen, president and co-founder of Impression Homes, said in a statement. "While the acquisition will not affect the day-to-day operations of Impression, the partnership with Misawa Homes America will enhance our ability to continue to increase our land and lot positions and enter into new markets in Texas in the future."

Impression Homes builds houses ranging in size from 1,500 to 3,800 square feet and priced from less than $250,000 to more than $400,000. The company builds houses in communities stretching from McKinney to Weatherford and controls 1,600 lots for future construction.

New owner Misawa is one of Japan's largest homebuilders. The company, in business since 1987, is expanding to the U.S. for the first time. Terms of the deal were not disclosed.

The Misawa acquisition follows several purchases earlier this year by another major Japan housing firm, Sumitomo Forestry Co.

Sumitomo made a major investment in Bloomfield Homes LP, one of the Dallas-Fort Worth area's top 10 homebuilders, and acquired another major D-FW builder, Gehan Homes Ltd. Sumitomo also owns MainVue Homes of Seattle, which is expanding into North Texas markets.

With limited growth opportunities at home, Japan builders are drawn to North Texas, which is the largest homebuilding market in the U.S.

"They have a very bullish view of D-FW," said Paige Shipp, regional director of housing analyst Metrostudy Inc. "They obviously see D-FW is the top market. "They also like this area geographically. When you look at the country, we are smack dab in the center."

While the North Texas housing market has declined slightly in recent months and is late in the current building cycle, Shipp said those short-term factors don't influence the Japanese.

"The Japanese definitely have a different approach to homebuilding than we do," she said. "They have a very, very long-term vision."

Only work here if you’re desperate

If you enjoyed the cliques of high school, then this is the place for you. Managers and coworkers alike will gossip about you, while acting like they care about you. Sometimes if you’re lucky you can work with some great people, but in this case, the people that worked there called in sick constantly and just got up and left when they felt like it, making other people do their jobs for them.
Forget about “competitive pay” and advancement. Employees who bust their a** and put in as much effort as they can to do well in their job get paid the lowest, and zero recognition while those who just waltz in when they feel like it get paid decently, raises and title changes.
Oh, and PTO is a joke. You get to earn up to 80 hours when you start, but if you don’t use it by your anniversary date, they take it all away from you, putting you back at zero and starting completely over.
Benefits are a joke as well. Stupid expensive for not much worth.
In short - avoid working here at all costs.
